Garage Door Care: 3 Ways to Take Care of Your Garage Doors

Since garage doors are essentially outside with the elements every day of the year, all day long, they need a lot of care. Many people forget this.

Remember, your garage door not only protects the things inside your garage, but if you have an attached garage door it also helps to keep your home safe and secure.

Garage doors are also expensive, so it makes sense to invest some time and energy in maintaining them.

Garage doors can also help regulate the temperature in your home, and can help you to save on electricity and other utility bills.

Caring for your garage door is essential and below are 3 ways on how to do that!

Garage Door Care: Lubrication

If you let garage door issues get worse over time without fixing it, it can cost you more in the long run.

Lubrication is one way to help maintain your garage doors regularly.

We recommend a silicone based lubricant to grease the wires and cylinders. This will help your door open and close smoothly.

Lubricate once every 6 months for optimal performance.

Garage Door Care: Regular Professional Maintenance and Checks

There are many garage door maintenance tasks you can do on your own, but nothing keeps issues at bay like a regular check-up with a garage door professional.

Once or twice a year it’s a great idea to have a maintenance check of your door. This can help spot issues before they become a problem, and make minor repairs so your garage door is functioning optimally.

For commercial doors, we recommend quarterly maintenance checks.

Garage Door Care: Visual Checks

It’s always a good idea every month or two to visually inspect your garage door.

Do you see any paint peeling? If so, especially on an older door, schedule a painter ASAP. Once paint chips away, the material underneath is exposed and can rust and wear much more quickly.

Painting your door is much less expensive than a new door! Rust weakens the door and can cause injury or accident if weakened too much.

We recommend a paint that guarantees to be UV protecting and water resistant for extra duraiblity.

Take the painting job a step further by choosing one that is can guarantee UV protection and water resistance. This makes the paint work last longer and be more cost efficient in the process.

Garage Door Maintenance is a Must!

3 ways to care for your garage door include watching for signs of wear and tear, lubrication and getting regular professional checks!

Garage Door Tracks Installation and Repairs

Garage door tracks and rollers help your garage door move smoothly and quickly. They perform best when they are secured in place properly. The rollers are guided by the tracks, so they are an interconnected unit.

Over time, it is common for tracks to become bent of shape and they can develop rust. This is when you need a garage door company to come out to take a look and perform a repair. Professional garage door companies can help install, re-install and maintain your garage door tracks.

Garage Door Track Types

The most common track type is standard lift tracks, that have a vertical track component and curved area. This is most common in residential applications.

Vertical lift systems are usually installed in standard and vertical lifts, which may be applied to both residential and commercial garage doors.

High lift track systems, which are a combination of the two track types above, are also common for both residential and commercial garage door applications.

Track Maintenance

Tracks must be repaired or replaced at some point in order for the garage door to run smoothly all the time.

Broken cables can cause the garage door to bend, which can often times bend the tracks too. This requires repair.

If the tracks aren’t consistently lubricated, especially the rollers, the tracks can also eventually bend.

With vertical tracks, lock strikers can scrape the tracks as well, which will eventually result in the track splitting.

Other track issues are caused by rust, metal fatigue, and the shifting foundation of the house, which will necessitate a track reinstallation and realignment.

Hiring the right garage door company for track repair

A good garage door repair company will give repair solutions for your garage door tracks, including basic installation of new track as well as realignment services.

Bent tracks can often be restored back to their proper shape, so the rollers will function again.

If the home’s structure has experienced a shift, however, which leads to track misalignment, we recommend reinstalling new tracks to ensure proper movement.

Garage Door Sounds | How to Fix Them

new garage door installation houston

What do the weird sounds your garage door makes mean? Are the sounds you hear normal, or cause for concern?

This post details 4 garage door sounds you most likely hear and what they mean.

Generally a sound you haven’t heard before means there is something wrong or not working properly.

Garage Door Sound: Motor Noise

If the motor on your garage door opener gets noisier and noisier, it usually means it’s working harder than it should. If this is the case, it will wear down quickly and you could be looking at a costly repair.

The sound of an overworked motor is kind of like a person groaning while they lift a heavy object. If your motor sounds like it’s struggling to lift something heavy…that’s because it is.

Sometimes the fix is as easy as tightening some bolts but othertimes you need a whole new system.

Garage Door Sound: Screeching

If you hear a high pitched screeching noise from your garage, it’s probably out of alignment. If you don’t adjust it, it can get even worse, so getting a tech out to service the door is a good idea.

Garage Door Sound: Train Chugging Along

If you hear a sound that is similar to a train chugging along, you need to have a professional check the rollers on your garage door track. The rollers might be worn out and need to be replaced.

We recommend you don’t attempt to replace the rollers yourself, since you can cause more damage to the door if you don’t know what you are doing.

Garage Door Sound: Loud Snapping Noise

If you hear a snapping noise from your garage, and it won’t open anymore, the torsion spring or springs snapped and are broken.

The springs on your garage do the heavy lifting when your garage door opens and closes. It essentially is what makes the door slide smoothly and slowly along the tracks instead of just opening and closing with excess force.

The reason you spring snapped can vary. It doesn’t really matter once it has happened. Just call a professional as it’s a very dangerous job to do if you don’t know what you are doing.

Garage Door Spring Types

broken springs

One of the most important components of the safe operation of your garage door is your spring.

Without spring or springs working right, your garage door cannot open and close easily.

The spring acts essentially as a counterbalancing mechanism for your garage door. If your garage door system is out of balance,  generally the solution is to replace your springs.

We always recommend you have a professional garage door company evaluate your springs before doing ANYTHING. Springs help to hold the weight of your door, so trying to repair them yourself can cause injury or death!

Garage Door Spring Types

There are 2 types of garage door spring: torsion springs and extension springs. Understanding the difference between the two can help you find and select a spring system that is best for your garage door.

Torsion Springs

Torsion springs work by using torque to stabilize your garage door. Torsion springs are attached to a metal shaft at the top of your garage door.

Torsion springs are available in different types: standard, steel rolling, and one-piece curtain door.

Torsion springs are sturdier. They will generally last longer than extension spring. Of course, because of this, torsion springs are more expensive. They should last 15-20,000 cycles.

Extension Springs

Extension springs extend to close the door and “spring” back into their original form when the door opens.

Extension springs are generally mounted on the side of the garage door or on top of your garage door tracks.

Generally, residential garage doors have 2 extension springs mounted on each side. Commercial doors will have multiple springs on each side.

Extension springs are more affordable, but will only last about 10,000 cycles. To put that in years, if you open your garage door 4 times a day on average, extension springs will last about 7 years. With torsion springs, you could get 10-14 years.

Comparing Garage Door Openers – Which Type Is Best For You?

Installing and maintaining garage doors includes a lot of variables: lubrication, cleaning it regularly, replacing springs and cables when worn, etc. One of the most important aspects of garage door maintenance is your garage door opener.

Your garage door opener is what makes your garage door move automatically. There are many different kinds, styles, and types so making a choice on what garage door opener to get can take some thinking.

Let’s look at the 3 types of openers. Often understanding the difference is all you need to make a choice for your own home and garage.

Garage Door Opener Type #1: Chain Drive

Chain drive openers are the cheapest on the market. They are great for those on a budget as they work well without a high cost. The downside is that they are the noisiest garage door opener on the market as well.

Chain drive openers also require some annual maintenance to work properly.

Garage Door Opener Type #2: Screw Drive

The screw drive opener doesn’t have as many moving parts as the chain drive, so it’s a little bit quieter. It is the middle of the road option as it’s less noisy but a little more expensive than a chain drive.

A screw drive opener also has plastic lined tracks, which is what helps control the noise. Screw drive openers are reliable and requires little maintenance.

Garage Door Opener Type #3: Belt Drive

The belt drive opener is the most expensive, but it’s also the quietest opener you can buy and requires NO maintenance.

Belt drive openers use a rubber belt to opener your garage door, and there is no contact between metals, which is how it stays so quiet.

There are also few moving parts, so it doesn’t vibrate as much as they other two types.

So, while the belt drive opener has a higher upfront cost, you won’t pay for maintenance and you will enjoy a much quieter garage door.

As you can see, there are pros and cons to each garage door opener. All of them will serve the purpose of reliably opening and closing your garage door. Some openers also have cool “features” you might want to consider, including battery backup, WiFi to control the door from a smartphone or tablet, security lights and more.

Figure out your budget and then you can choose the opener that makes the most sense for your needs. A professional garage door company can help you make this decision and give you the best options for needs and budget.

How to Choose a Garage Door Company

Garage doors are meant both to keep the things in it, and your home, safe. But it’s also something functionally you need daily to get in and out of your home!

If something happens to your door, a broken spring or cable or it’s not working properly, it can seriously impact your day, and not in a good way!

When your garage door is in need of repair, choosing a garage door company that will do a good job, for a great price, can seem overwhelming. Why? Because it is! So many companies out there have poor reviews, bad customer service and take shortcuts doing the job right.

So how do you choose a good garage door company?

First, you want to do an online search (or call a friend!) for a few good options.

Make sure that the companies you call confirm they are professional, licensed, bonded, and insured.

Most garage door companies will come out and give you a quote. We recommend getting at least 2 quotes. That way you can see what the going price for that type of repair is and spot any big differences with the company.

Check reviews!

Make sure to read reviews on the companies you are interested in. Yelp and Facebook are both great options, as well as Google. Yelp is very strict about review monitoring, so you know you’ll get the mix of good and bad reviews, and know if there are any negative themes from the reviews.

There will always be a few customers who are upset about a very specific situation and write about it, but if you see that 90% of the reviews are 4+ stars with positive comments about quality, price and service, you should be good!

Does the company offer special services?

You want a company that is equipped and trained to handle all garage door related services: opener repair, opener installation, new garage door installation, spring replacement, sensor adjustment, remote programming, etc.

This means they KNOW garage doors and can handle any issue that comes up for your door.

Good Consultation Experience?

When the technician comes out to give a quote, judge them! Are they friendly? Helpful? Knowledgeable? Do they answer your questions? Did they give a quote in line with your stated budget?

Your garage door is an important part of your home, as well as your home’s security! Don’t settle for a garage door company that doesn’t meet these standards!

My Garage Door Won’t Open! What Do I Do?

We don’t think much about our garage doors until they stop working. And then you realize how much it can impact your daily life if your garage door isn’t working as it should.

Garage doors only have 1 job: to open and close when you tell it to. They provide not only temperature control to your car and home, but security as well.

What happens when your garage door stops working and won’t open? Below are 4 reasons why your garage door won’t open.

What to Do When Your Garage Door Won’t Open

Before calling a professional garage door company, there are a few things you can try first.

  1. Try replacing the battery on your remote.

It’s a pretty basic thing, but is often overlooked. Check the battery for the remotes you are using. Sometimes it’s an easy fix!

  1. Check if the garage door opener is plugged in!

True story: We got an emergency call that a garage door was wide open and wouldn’t close. It was late at night, a single mom with 2 small kids and she didn’t feel safe leaving her garage door open all night, since it was attached to her home. Not to mention, she had valuables in her garage – lawn mower, etc.

We came out and saw her garage door opener had been unplugged by her son. Boy did she feel silly. It was an easy fix for us, but she could have saved time and money troubleshooting this first.

  1. Try to open the garage door manually.

If you tried the first two fixes and they didn’t work, try lifting the door manually. If you can’t, it might be a problem with the torsion spring or cables.

If you suspect this is the case, call a professional garage door company IMMEDIATELY as trying to repair this if you don’t know what you’re doing is a safety hazard.

If you can lift the door manually, it could be that the disconnect switch is detached. This switch allows you to open or close the door manually during a power outage. Sometimes the switch gets unhooked. If the garage door opener runs but the door doesn’t move, this is often the problem.

  1. Does it smell like something is burning?

If you smell something burning from the garage door motor, it could be a spring or cable issue. The cables and springs are what actually open and close your garage door. If the motor is burning, it means those have failed and the opener is trying to do a job it isn’t supposed to do.

When Should I Call a Garage Door Company

If you’ve tried all the above suggestions and still can’t figure it out or get your garage door to work, call a professional!

Houston, Texas Garage Door Replacement Project

We got a call from our customer Ann that she ran into her garage door with her car. Whoops!

We were able to get over to her in less than an hour. Once we arrived, it was obvious her garage door was past the point of repair and needed to be replaced.

garage door damage houston texas garage door damage houston texas

You can see in the images above the door had suffered an impact. There was no way to get this level and straight.

Ann lives in a community with an HOA, so it was important we found a door to match her existing one. Fortunately for Ann, after looking up the model number of her door, we found it was still being manufactured.

We purchased the exact same door and waited for it to arrive.

Since the delivery time was 2 days, we needed to secure the door somehow for safety. We instructed Ann not to touch the door at all. Touching it could cause it to fall, and harm her or someone else.

Once the door arrived, we rushed over to remove her old, damaged door. Then we started preparation to install her brand new garage door. We removed all the tracks, the damaged panels next and then all the hardware.

Next, we started assembling the new garage door. After only a few hours, the garage door was fully installed. Ann now had a beautiful new, un-damaged door to enjoy again! Our last step was lubricating the new garage door and installing her garage door opener.

Once we checked that everything was working properly, we were on our way!

How to Fix a Damaged Garage Door

damaged garage door houston, texas

Ideally your garage door will be in great working condition at ALL times. But in reality, this isn’t always the case.

It’s very easy for your garage door to get damaged. This post looks at some common sources of garage door damage.

We’ll also look at some ways you can prevent your garage door from being damaged.

Rats and Mice

They say there is probably 1 rat or mouse for every human on earth. Think about that for a second. Shudder! If this is true, that means there are over 7 billion rats and mice!

Even if that isn’t true, I’m sure we all know rats and mice are EVERYWHERE. Especially in and around our homes. Rats and mice enjoy your garage! Usually it’s an easy room to access from the outside, and it offers protection from the elements.

Rats and mice love chewing on things, including wooden garage doors and cables, both garage and electric!

The damage for your garage door is not just cosmetic, but weakening the door and creating holes. The rats and mice can then use these holes to get in and out of your garage more easily.

When it comes to eating through wires and cables, this can pose a fire hazard as well as problems with your garage door support if a cable is rendered useless.

What can you do about rats and mice in your garage?

Some tips for keeping rats and mice out of your garage:

  1. Don’t keep trash in your garage. Rats and mice like hiding in and under trash, and eating it!
  2. Get a cat! Cats love eating rats and mice (yuck!) but also can chase them away!
  3. Get traps and check them regularly. This can help reduce the rat population in your garage. You can do this yourself, or hire a pest control to spray regularly and set/change your traps.

Hitting Your Garage Door

Another form of garage door damage is the door getting hit, especially with big force.

This generally happens when a car crashes or runs into your garage door. It can also happen if you use your garage as a workshop or workout studio with heavy weights and tools. One small mishap can have a large object hitting your door and damaging it.

How to Prevent Damage to Your Garage Door

A few things can help reduce the chances of your garage door being hit:

  1. Make sure the garage and surrounding area is well lit. When you get can see better, less accidents happen.
  2. Don’t allow teenagers to drive the car in and out of the garage. Let them start on the street!
  3. Create a barrier or reinforcement while you work in your garage so there is less chance of the main door being hit by something.

Rodents and general human accidents are the biggest contributors to damaged garage doors. We hope this post helped you think about a few ways you can improve the chances your garage door stays safe and protected!

Having your garage door serviced at least annually can help catch any problems or damage before they turn into a bigger problem!

If your garage door is damaged, and you’re in the Houston, Texas area, give us a call!
