Those industries that must use commercial roll-up garage doors are responsible for not only ensuring that their doors are up to inspection, but that all employees have been thoroughly trained in operating them.

Not that long ago the United States Department of Energy and the Occupational Safety and Health Administration released clear warnings about essential precautions of operating these types of doors in the work place. One of the first steps to ensuring that the work environment is as safe as possible is to have commercial roll-up garage doors professionally installed and maintained. Selling your house?

Get Your Garage Door Ready for the Inspection

Home owners generally must pass an inspection before entering a Purchase Contract in order to sell the home. This is arranged and paid for by the home owner or seller. The inspection may take up to 3 to 4 hours. The inspector usually ensures that required safety measures are in place and that there is no existing structural damage. During the inspection the garage is an integral portion of the home and will be thoroughly inspected as well.

Safe and Sound

One of the first things the inspector looks for is the security of the garage. For example, it is best to ensure the garage door opener is up to date with technology. Garage door openers are now available with rolling code. Openers with rolling code generate a new code each time the garage door is opened or closed. Criminals are not able to hack the opener to steal the code and valuables. All garage door openers must have an auto reverse feature.

Create an Organized Image

Simple tasks such as organizing items on shelves and in totes can change the entire safety structure of the garage. A few well-placed shelves and peg board can change a garage from disaster to wow. There are also brackets, hooks, and wire baskets to consider. These may be used to sort out and store anything from tools to crafts and/or toys. Be sure to properly store hazardous chemicals and power tools out of harm’s way.

Wall to Wall

Garages share common walls with the living space of the home. These walls should be reinforced with 5/8 inch, fire rated, drywall, sheet rock. The seams should also be coated with a least a single layer of tape.  Use a tape compound to patch any voids in the drywall as these voids cause breaches in its fire structure. The door which allows entrance into the home from the garage should be made of fire rated metal and contain no glass windows. Solid wood and hollow core doors do not meet fire safety regulations. It is also best, if the garage floor is dropped about four inches to prevent oil and/or gas spills from contaminating the living area of the home.

Painting, Wiring, and Pluming

There should be no exposed and dangling wires or pipes in the garage. There should be no open power boxes or broken switch and outlet plates. Some of these things are do it yourself projects which are extremely inexpensive. Major wiring or plumbing projects should be completed by a qualified professional.

Check all structures such as wall, doors, windows, floors, and stairs for structural damage. Any deterioration should be immediately addressed and rotten wood replaced. Simple tasks such as a new coat of paint or seal for the concrete garage floor and a fresh coat of paint for the garage door are inexpensive projects when compared to the ROI. These small improvements can increase the speed of resale. They can also dramatically raise the asking price.

Contact our team at Perfect Solutions Garage Door to discuss which improvements your family should make before the big inspection. We are very familiar with local regulations and building codes as well as what elements potential buyers look for. We would be delighted to visit your home to increase your family’s ROI.

Replacement of Damaged Section vs Replacement of the Entire Garage Door

It can cause a bit of confusion when home owners are contemplating whether they should replace their garage doors or simply replace one panel. In some cases, small repairs can be enough to have your garage door operating smoothly again. There are situations when the only option is to replace the whole door. There are a couple of key points which can help make the decision much less complicated.

Inspection and Detection

The first step in making this important decision is to visually inspect the entirety of your garage door. Look for dents, scratches, and warping. In most cases, this type of damage is considered cosmetic in nature. These types of issues may only require a bit of fixing and perhaps a single panel replacement. Even though this is simple it should not be postponed. Any type of repair should be completed as soon as possible.

A small amount of damage, if not addressed immediately, could result in further damage to the garage door as well as additional repair costs. In the event that this delay causes further damage to the structure or safety features, it could jeopardize family safety. Garage doors are extremely heavy objects under immense pressure and one slip could mean grave bodily injury and/or death not to mention property damage.

  • If more extensive damage is found upon inspection the entire garage door may require replacement. Look for deep scratches and/or dents as well as structural damage. Damage that has been caused by an impact should be inspected by a trained professional.
  • A garage door which does not open and close properly may only need a few specific parts to be repaired and/or replaced. One simple fix for this is to reset the switch for the motor casing assembly.
  • Depending upon the local climate, the garage door may need adjustment between seasons. Be sure to make these adjustments in very small increments or it could damage the door further and the whole door may have to be replaced.
  • Common components that often require replacement are rollers, springs, and/or its tension rods which traverse horizontally or diagonally on the inside of the garage door.
  • Garage doors require proper routine maintenance which includes cleaning and lubrication. Debris and dirt can literally gunk up the works and cause the garage door to operate slowly or even simply not operate.

Call a Garage Door Pro

The first consideration should not be to replace your entire garage door. Many times the panel may not even need replacement for minor cosmetic damage. It is often best to contact a professional garage door technician to sort this out. Our knowledgeable team at *insert name* is waiting for your call now. The difference in the cost of replacing your entire garage door and replacing a single panel can be several hundred dollars. Allow us to assess your situation to determine which is best for your family.

Paint Your Garage Door

There are several different reasons home owners decide to pain their garage doors. For some, it is a cosmetic decision and they have simply become tired of the old look. For others, it is maintenance and protection. It can prevent future damage and save money in the long run. The very first step is to decide between a water or oil based paint. Oil based paint is generally that which is chosen for exterior painting, while water based paint resists stains best. It is wise to purchase a primer and a finish as well. Some more expensive paints do not require one or the other.

Prep

  • Use a pressure washer to thoroughly clean metal garage doors and a garden hose for those constructed of wood. A pressure washer is not recommended for wooden doors as it may damage them. Use a stiff brush and mild detergent to remove tough dirt and/or stains. Use a scraper to remove any peeling paint and sandpaper to smooth the surface.
  • It is also best to sand any areas of metal garage doors which show rust. Use a paintable caulk and/or wood filler for patching and filling cracks. Be sure to remove any wood scrapes or splinters before trying to apply the paint.
  • Place cardboard and or drop cloths down to protect the garage floor and driveway. Masking tape and plastic sheeting or trash bags can be used to protect windows, trim, and/or siding.
  • Use a high quality brand paint to prime the garage door especially, if it is new and has never before been primed or if you are painting it a different color from the previous time. Ensure that it is the correct primer for your garage door’s material, whether wood or metal. Apply a thin coat of primer with a roller or sprayer. A brush can be used; however, it may show streaking, especially if the painter is inexperienced.

A Fresh Coat

  • Disconnect the garage door opener. This is to allow you to open the garage door manually from the outside and paint one panel at a time.

Tip: Avoid painting the rubber gasket on the bottom of the garage door.

  • Mix the paint thoroughly by shaking as well as stirring it with a stick. Pour a large amount into a bucket or paint pan and seal that which remains in the original paint bucket.
  • Apply a thin layer of paint evenly using a roller, sprayer, or wide brush. Allow the first coat to dry completely before applying the second coat. A second coat is recommended for the best results. Start at the lower portion of the door working upward one panel at a time.
  • Use a wide brush to apply two thin, even coats to the garage door trim as well. To gain extra precision angle your paint brush.
  • Remove and dispose of all of the plastic, cardboard, and tape. Use a flat razor to remove any paint from the window panes. Rinse the brushes, roller, and buckets or pans until the water runs clear for acrylic or latex paint. A solvent based cleaner will be needed for clean up if an oil based paint was used.

Garage Door: Safety Cable Repair

Safety cables may be the single most protective feature of your garage door. They prevent broken springs from injuring loved ones and/or damaging valuable property. Though they are lighter, they resemble garage door cables. Safety cables attach to the wall in closest proximity to the stationary pulleys. Sometimes they are attached to the garage door track. The cables are then laced through springs, and attach to the support as the garage door spring.

Garage door safety cables are relatively simple to install. They can generally be purchased as a kit which contains all of the necessary hardware. In most instances, it only requires about an hour for installation. Inspect your garage door track in order to create a comprehensive list of required parts. This includes fasteners, s-hooks, and eyebolts etc. This way should the kit not contain everything you will need, you will have it on hand.

Kits, garage door components, required tools, and necessary safety wear may be purchased online or in a home improvement store. These items may also be available at a local garage door company as well. The garage door owner’s manual most likely contains an order form; however, this will probably be the most expensive route.

Reasons for Garage Door Safety Cables

Garage door springs are responsible for an immense amount of pressure. Should the spring snap without safety cables in place the result could be extensive damage to valuable property, severe bodily injury, or even death. The amount of pressure which would drive the spring across the garage creates enough force to penetrate a wallboard which is double layer and 5/8 inches thick. This amount of force can completely destroy a windshield which can cost $400 or more to replace.

As mentioned replacement and/or installation is quite simple. It requires lacing the cable through the garage door spring and being able to remain steady while on a ladder. Upon the installation of one side all moving components should inspected prior to installing the cable on the opposite side. Ensure that the garage door system in functioning properly. It is also important to make sure that the safety cable is not pulled too taught. A minute amount of slack is just perfect.

Safety Cable Installation

  • First thread the open end of the safety cable through the horizontal hole in the metal garage door frame. This should be in close proximity to the location at which pulley’s cable affixes. The hole closest to the opening of the garage door is best as this will reduce the possibility of binding.
  • Next thread the garage door safety cable upward through the middle of the spring.
  • Now, lace the garage door safety cable through the hole which is located in the upper portion of the metal spring support that is vertical. This should be the location at which the spring is attached. Loop the safety cable back and then use a cable clamp to secure it to itself.
  • The last step is to slowly test the function of the garage door to ensure it is not going to bind or inhibit the door.

Our team of garage door specialists will be happy to visit your home and install a brand new set of safety cables for your family. Just give one of our caring reps a call now. We can assist you with any and all of your garage door needs.

A garage door specialist is best qualified to provide your family with these as well as all of your exciting options. Glass Door Advantages

As mentioned, glass for garage doors offers several benefits. For example, glass lends a sophisticated appeal to the entire home. This increases the value of the home and the property for resale. It can also be beneficial, if there are strict zoning regulations for curb appeal. Consider some of these other benefits.

  • Home owners have the choice to coordinate the windows in their new garage door with their home’s windows offering it a bit of personalization and customization.
  • Smaller glass windows along the upper portion of the garage door can allow natural light to enter the garage. This is especially beneficial, if the garage doubles as a home office, rec room, or workshop. Natura light will immediately banish the dark and gloom that often plagues garages.
  • Glass offers many stylish options because of the variety of sizes and shapes. It is also possible to find stained or tinted options as well, if the family wants to retain the shade in the garage area.
  • Professionally installed glass garage doors are made of sturdy and durable materials. They generally only require simple, minimal routine maintenance. Rust is not generally an issue for these types of doors either.

Disadvantages of Glass Garage Doors

All decisions, purchases, and investments have at least a few disadvantages. The goal should be to weigh the pro against he cons in order to decide which suits your family and home best. For example, home owners often find that glass for the garage door, while absolutely gorgeous, is also one of the more expensive options. Opting for glass can increase the cost by anywhere from $200 to over $500.

  • Many home owners decide against glass for security and safety reasons. Glass makes it easier for criminals to not only see into the home, but to gain entrance.
  • Though insulated glass is available it is not generally air tight like those with no glass.
  • The insulated type glass is also more expensive.
  • Installation of the glass may take a bit longer than standard garage doors.
  • Glass is much more fragile and is susceptible to stray ball or storm ravaged tree limb.

Misaligned Garage Door Sensors: Common Operational Issue

One of the most common causes of garage door malfunctions is misaligned sensors. This is basic and generally simple to correct; however, it is an often overlooked caused. One of the first things a garage door tech inspects when a client states that it will not close properly is the sensor.

The sensors, or eye, for an automatic garage door is in place to increase safety. If this sensor detects something in the path of the door, it will not allow the garage door to close. One sensor is placed on either side of the door and they create a beam of light. Should that beam be interrupted, the door will not close. This prevents not only property damage, but injuries and even death.

Simple Fixes

In most cases the sensors that complete the beam or eye is pretty delicate and can be easily jarred out of line. If the beam is not properly aligned, the sensors perceive this as an object. The door no longer closes because the sensor believes that someone or something is in is path. A simple adjustment to realign it generally does the trick.

  • Evaluate the situation to determine the exact issue. A garage door which will open, but not close indicates that the eye requires some adjustment. This is also true, if it only closes part of the way and then opens again. In some cases, the indicator light may blink a couple of times and/or it may click during operation.
  • Inspect the area in the path of the sensor beam to ensure nothing is in its way. Very small objects as well as only the corner or tip of an object in the path can disrupt the beam.
  • Check to see if the LED lights are on. If one is off or blinking and the other is on, it is possible one of them received a slight bump. Try manually manipulating the sensor which is off gently and only very slightly. When/if the light turns back on, the garage door should operate properly again.
  • Another common sensor issue is that they simply need to be cleaned. It is a good idea during your periodic visual inspection of the garage door to include cleaning the sensor eyes. Use a damp, clean cloth to gently wipe the clean. Try the manual adjustment once again to see if both lights will turn on now.
  • Loosen the bolts and screws securing the pivot brackets in order to adjust them slightly. Try moving them up, down, in, and out. The return of the LED lights usually indicates that the beam is connected and functioning properly again.
  • Sometimes the sensor are not mounted at the exact same height which is extremely important to their proper functioning. You or your garage door specialist may need to remount them at the correct height.
  • Visually inspect all of the wires which lead to and from the photo eye. Gently untangle any that have become twisted. In the event that you find damaged wires contact a professional technician to come and repair them.

Most sensor issues require only simple quick fixes. It can be more complex and/or serious. Those who have no experience or the time to correct the issue should contact a professional repairman. Garage Door Rollers Replacement

Many home owners consider replacing garage door rollers to be a Do It Yourself task, though not all of them have the time required to do so. Regardless of whether you lack the experience or the time, it is best to contact a professional to complete this task. It is important to keep your garage door operating at maximum capacity at all times. After all, your garage door is not just a convenience, it is also a protection and security measure.

Upper Roller Replacement

  • Close the garage door and pull the release handle. Use the remote button raise the carriage of the opener and disconnect the electrical cord after the carriage has ceased moving.
  • Use a socket wrench to loosen the top roller mount bolts and slide the roller and retainer bracket away from the mount. To release the roller angle its axle inward. Slide the axle away from the bracket.
  • Place the new roller in the bracket. Angle it and slide the front end of the roller into the track. Turn the axle toward the door. Align the bracket with the mount bolt. Secure the bracket and roller onto the mount using a socket wrench to tighten the nut. Repeat with the second upper roller, if required.
  • Reconnect the opener to its power source. Push the remote button connect the carriage with its arm as it lowers. Lower and raise the door a few times to ensure it is operating properly.

Lower Roller Replacement

  • Lift the garage door to its raised position. Disconnect the opener from its power source. Release the carriage by pulling its handle.
  • Put a clamp on the track on the opposite side of the garage door from where you are replacing the roller. Tighten the clamp onto the track approximately 12” under the top of the garage door opening.
  • Find the junction of the straight, vertical track and the 90 degree elbow portion of the track right below the roller which is damaged. The curved lip of the straight track segment right below the junction must be bent with a set of slip joint pliers. Ensure that the width of the bend is enough to slide the roller out of its track.
  • Manually roll the door down to center the roller at the widest segment of the channel’s bend.
  • Sandwich a screwdriver in the middle of the roller and the channel. Use the screwdriver to pry the roller from its track. The roller should clear the track, if you pull the corner of the door inward.
  • Slide the damaged roller out of the axle mount. Slip the new one in. Push the door back into place next to its track and slip the roller back in. Push the door up to put the new roller into the elbow section of the track. Use a hammer to straighten the bent track. Repeat for the second lower roller, if required.
  • Reconnect the arm to the opener’s carriage and reconnect its power source. Test the operation a couple of times.

Caution:

The garage door springs are affixed to the lower mounting bracket. Removing the nuts and/or the bracket is extremely dangerous as it could cause the garage door to fall.

Signs It Is Time to Replace Your Garage Door Opener

Garage door openers are rather simple machines and most generally last for many years. As with the case with any machine, they do eventually malfunction or quit working all together. It is then time to look for a new one which has added tech features. It is important to distinguish between the need for a replacement and a need for repair or reprograming.

Safety First

It has been mandated since 1993 that all garage door openers be equipped with a safety feature known as a reversal mechanism. This feature uses a set of sensors to detect objects in the path of the door. When one is detected, the door automatically reverses directions. If a garage door opener does not possess this feature or it has malfunctioned, it is essential to have the opener replaced with one that features auto reverse.

Noise Pollution

As garage door openers age they may begin to make louder noises during operation. As technology advances quieter garage door openers are being introduced to the market all of the time. If yours is alerting your neighborhood when you are leaving for work or waking loved ones upon your return it may be time to retire the old one. The newest chain drive models are quitter than their parent versions. The jackshaft and belt drive versions are said to be the quietest on the market.

Tech Options for Annoyances

A weak garage door opener or one in which the sensors are going bad forces owner to manually hold the button to operate it. This is an extreme annoyance and hassle for the whole family. Simply replacing your old opener will relieve you of this annoyance and provide your family with additional security.

As mentioned, garage door openers with new technological features are being introduced to the market every day. One example is known as the rolling code. This offers both your loved ones and valuables additional security from the criminal element. It generates a new code each time the opener is used to prevent criminals from hacking into your home.

Today’s advanced garage door openers feature apps for your convenience. Liftmaster, for example, offers an app for both computers and smart phone which is compatible with one of their garage door opener models. This app allows for remote control such as closing, opening, and monitoring from any location which offers an internet connection. Many home owners opt to upgrade to the Liftmaster model and app for convenience and security reasons.

Keypad Access

Today’s garage door openers offer outdoor keypad for access. This is extremely handy for children as well as repairmen. Individuals may gain access to the garage through a program code which is stored in the keypad when you are away from home.

Blackout Backup

Another convenient feature garage door openers offer is a battery backup. The backup battery automatically powers your opener during a power outage. The battery backup generally provides up to ten cycles of operation. Once power is returned will recharge itself to prepare for the next blackout.

Decision Clarification

Our professional crew at Perfect Solutions Garage Door  is knowledgeable in all garage door matters including automatic openers. We can help you decide which suits your unique family and household budget. Just give us a call to discuss any of your garage door issues.
