Replacing Wooden Garage Door Project

Our latest project involved totally tearing down this existing garage door and installing a brand new one + an opener.

The owner wanted to actually use his garage door to park his car. A garage door that opens with the a push of the button was, of course, pretty necessary to achieve his goal.

The project was a big one because the existing doors were wood, and rotten in many places. We had to completely remove the door and the rotted areas before re-framing the opening.

The homeowner also wanted to access the garage with a regular walk through door, so we took that into consideration when we framed out the opening, and chose a door size.

With the doors framed out and the walk through door installed, the next step was installing the new door and then installing a new opener to make it work!

The also added insulation to this door to keep the garage regulated and comfortable.

Help! My Garage Door Only Opens Halfway!

We recently had a client with a very annoying problem. Every time he went to open his garage door, it would open part way but then immediately close again. Frustrating! You can see what we mean below:

When we got to his house, we started trouble shooting possible problems to understand why this was happening. We eventually landed on the problem: the door is too heavy for the opener to properly open the door all the way.

Upon further inspection, the reason the door is too heavy is because the torsion springs installed on the door are too small for this particular door. Properly fitting springs is a major safety feature and component to a properly functioning garage door.

As you can see below, once we switched out the old torsion spring to a new dual spring system, we adjusted the motor and the door is able to open and close safely.

You must first remove all of the screws from the face of the fame. Put the screws in a safe place so you do not lose them. You may need to ask for someone to push the frame from the other side and allow you to remove it.

Put the new frame and window on top of some thin wooden strips or a section of plywood. Make sure that the outside of your frame, which is the wider one, is facing up.  Lay the template that was included on top of the window and line the guide marks up with matching frame edges. Use small pieces of masking tape to secure the frame.

Ready your drill using a 1/8th inch bit. Carefully drill your holes in the frame at the corresponding marks of the guide template. Ensure that the widest sides of your frame are facing out. Install your frame and window into the opening with the rubber seals of the edges facing inward. You will need the screws you saved to attach the frame in place.

Use a putty knife to straighten the little tabs which hold the Plexiglas or glass insert edges. If it features wood stops instead, pry them carefully from the opening’s edges with the tip end of a wood chisel. Put the stops in a safe place for later.

You should wear protective work gloves for safety while using a utility knife to cut the caulk beads around the opening’s edges. Use the tip end of your wood chisel to remove all of the residual caulk from the opening.

You will need to run a uniform bead of all-weather caulk around the opening’s edges. Gently push the new panel in place. Bend the little metal tabs back against the panel’s face using your hand. In the case of wood stops, it will be necessary to run an additional bead of your caulk around the outer edges of the opening. Reinstall your stops to their original positions by hand.

  1. Certain frames do not feature a rubber seal on the inside edges. Run a bead of caulk along the edges prior to installing it into the opening.

Caution: Never use your bare hands with broken glass.

Door Goes Down All the Way, Then Opens Again

In other cases, it causes the door to reverse its direction on the descent.

The garage door safety feature which is almost always responsible for this common malfunction is the limit switch. This mechanism was put in place to prevent garage door injuries. In most cases, this feature simply needs to be reset to correct this annoying behavior.

Identify Type

The first step it find where your garage door’s limit switch is located. It will be found on its tracks on some models. It may also be found within the opener mechanism. Examine the rear of the motor head to locate the switch or try looking behind the cover for the light bulb lens. The garage door owner’s manual should show its exact location. You will need a flat screwdriver and a ladder to make these adjustments. Follow the precautions listed in the manufacturer’s booklet.

Complete Adjustments

Locate the two white knob switches featuring slots for adjustments and use your flat screwdriver to turn the knobs. To increase the travel distance turn the switch clockwise about ¼ of a revolution and to decrease it turn it counterclockwise.

It should only be turned in very small increments as one complete revolution is equal to 3 inches. Raise and lower your garage door to test your adjustment. Continue this process until you have reached the result to suit your situation. Keep the torsion and weight in mind while making these adjustments.

Door Operation Sensitivity

Lower your garage door while applying pressure to create a bit of resistance. If it fails to reverse, you most likely need to make adjustments to the safety force. This requires you to adjust the down limit screw by turning it clockwise and retest. You will need to repeat this until it functions properly. Be sure to schedule a block of time for this project. It requires patience and anywhere from a few to several hours.
