Re-Purpose Your Old Garage Door

What happens to your old garage door when you replace your old one with a new one? You probably think, what can I do with it? It’s old. I can’t sell it. But there are some fun ways you can re-purpose the door you might not have thought about!

If you purchased your old garage door from a quality manufacturer, the materials are high quality and can be reused! Plus, it’s always great for the environment to re-use!

What to do with a metal garage door.

Metal garage doors are generally made of steel, which is a very strong material. These doors can withstand many natural elements, like wind and water, and even fire. This highly durable material can be used to create:

  • Something to hang plants on.
  • Shelves
  • Benches for your backyard.
  • A safe or vault.

The options are endless! Get creative!

What to do with an aluminum garage door?

Aluminum is also a strong metal, like steel. Except it is also malleable and light. When installing a new garage door, many prefer an aluminum door since it’s affordable while providing the same benefits as any metal.

Since aluminium is easy to manipulate, there are some fun projects that can be done with your old aluminium door:

  • Fence reinforcement
  • DIY room divider
  • Table or chairs for your backyard
  • A new grill!

What to do with your wood garage door.

Don’t worry, we aren’t going to suggest you just burn your old wood garage door. There are some great ways to re-use the wood from your old garage door, including:

  • Accent panels for inside your home.
  • Use the wood to make new furniture. Cabinets, shelves, etc.
  • Use the old door as a headboard for your master bedroom!

Be creative!

This is a small amount of ideas of what you can do to re-purpose your garage door. There are great skilled local craftsmen you can call to do the work for you and create a unique piece of art or furniture for your home.

Garage Door Repair: Off-Track Door

off-track garage door

Off-Track Garage Door in Houston, Texas

A common garage door issue is a garage door that jumps the track. It is very important that if this happens, you stop using your garage door immediately and call a professional.

If the door continues to operate while it’s off-track, you can do further damage to the door, and increase the cost of the repair.

If you catch the off-track problem ASAP and you are a handy person, it’s possible to fix the issue yourself. Sometimes it’s as simple as popping the rollers back into place, and then putting the door back on track.

If that already sounds too complicated, call us today – 281-557-6351.

Getting your off-track garage door back on track!

  1. Find the handle and rope that hangs from the midpoint of your garage door track. Make sure the garage door is closed. Then disconnect the opener from the garage door. You can do this by pulling the handle.
  2. Raise the garage door a little until the rollers align with the area near where the door is off-track. Then, use a clamp, pliers or a pair of vice grips that lock to secure the door. You can put them on the track under the lower portion of the garage door.
  3. Once that’s done, use another pair or clamps or pliers to open the track. Pick an area close to where the rollers jumped off-track. If the track is wide enough, you might be able to direct the roller wheels back onto the track.
  4. Now, close the opening using a piece of wood or a hammer. You can place this against the outer edge like a buffer. Or just tap gently on the track to straighten it. You can tap with a hammer, or a rubber mallet. A rubber or wooden mallet won’t cause much damage, like a hammer would.
  5. Once that’s complete, remove the clamps or pliers and close the door completely. Now you can press the button on your garage door opener remote to confirm it’s closed completely. While you’re doing this, the opener will snag on the garage door. Then it will snap the release apparatus into the correct position.

Your garage door and garage door opener should now function properly!

Make sure you test your garage door several times to make sure it’s working the way it should. Watch and make sure the garage door continues to open and close fully, and note any problems you might find. Problems include a place where the rollers are catching or dragging. You might have to straighten the track in those areas.

Make sure that the outside of your frame, which is the wider one, is facing up.  Lay the template that was included on top of the window and line the guide marks up with matching frame edges. Use small pieces of masking tape to secure the frame.

Ready your drill using a 1/8th inch bit. Carefully drill your holes in the frame at the corresponding marks of the guide template. Ensure that the widest sides of your frame are facing out. Garage Door Semi-Annual Maintenance

One of the most important duties that homeowners are responsible for is garage door maintenance. This tasks extends the longevity of the garage door and provides safety for the whole family. Garage door maintenance is not overly complex and does not require a large amount of your time. On the other hand, most professional garage door services include routine maintenance.
Semi-annual maintenance can generally be broken down into five categories. The tasks in each are equally important in keeping your garage door functioning at maximum capacity. These steps can be completed by do it yourselfers; especially those with mechanical experience. Those who have no spare time or the required knowledge should leave it to the local garage door experts.

Visual Assessment

The first step is to assess your garage door to determine which items need attention and which do not. First use the remote to raise and lower the garage door while you stand inside to watch. Repeat this while standing outside the garage. Be on the lookout for jittering or strange noises as well as be sure that it closes and opens completely.
Inspect all of your garage door components from the smallest hardware to the tracks, springs, and cables. Any item which is damage, frayed, or worn should be replaced. Ensure that the tracks are not warped or dented. Frayed safety cables and broken springs are an extreme hazard. They present dangers to family members, human and furry, as well as your property.

Assurance Testing

Check the balance of your garage door by manually raising the door with the electric opener disconnected. This should present little to no resistance and the door should stay completely open. Any issues in this area should be addressed as quickly as possible.
Test the reversing mechanism to ensure that it is functioning as it should. Most individuals use a large block of wood as a stop. When the door makes contact with this obstacle, it should automatically stop moving then reverse directions. It is extremely important to contact a garage door tech to inspect this safety feature, if it is not working properly.

Senor Beam Testing

Use the remote to lower your garage door and an item such as broom handle to disrupt the sensor beam. If the garage door does not reverse, this is another important issue for your garage door tech. Before contacting your local tech try cleaning the eye with a soft cloth and retesting the senor beam.

Force Limit Testing

Use the wall control to close your garage door and your hand to offer the door some resistance. This should only be light pressure and the door should automatically reverse. If it continues its downward descent, move your hands, or whatever you are using to provide resistance, immediately. Contact a garage door specialist to resolve this issue.

Clean & Lube

Your garage door should be thoroughly cleaned including clearing the tracks. Any debris or dirt must be removed to prevent malfunctions. Never use lube on the track; however, it is safe to use a bit of WD-40, if necessary, to remove all of the grime. A premium quality lithium lube should be used on the hinges; arm bar; stem; nubs; and metal rollers designed with ball bearings.
Perfect Solutions Garage Door Repair is operated by some of the most experienced repair and installation experts in the industry. Garage Door Rollers Replacement

Many home owners consider replacing garage door rollers to be a Do It Yourself task, though not all of them have the time required to do so. Regardless of whether you lack the experience or the time, it is best to contact a professional to complete this task. It is important to keep your garage door operating at maximum capacity at all times. After all, your garage door is not just a convenience, it is also a protection and security measure.

Upper Roller Replacement

  • Close the garage door and pull the release handle. Use the remote button raise the carriage of the opener and disconnect the electrical cord after the carriage has ceased moving.
  • Use a socket wrench to loosen the top roller mount bolts and slide the roller and retainer bracket away from the mount. To release the roller angle its axle inward. Slide the axle away from the bracket.
  • Place the new roller in the bracket. Angle it and slide the front end of the roller into the track. Turn the axle toward the door. Align the bracket with the mount bolt. Secure the bracket and roller onto the mount using a socket wrench to tighten the nut. Repeat with the second upper roller, if required.
  • Reconnect the opener to its power source. Push the remote button connect the carriage with its arm as it lowers. Lower and raise the door a few times to ensure it is operating properly.

Lower Roller Replacement

  • Lift the garage door to its raised position. Disconnect the opener from its power source. Release the carriage by pulling its handle.
  • Put a clamp on the track on the opposite side of the garage door from where you are replacing the roller. Tighten the clamp onto the track approximately 12” under the top of the garage door opening.
  • Find the junction of the straight, vertical track and the 90 degree elbow portion of the track right below the roller which is damaged. The curved lip of the straight track segment right below the junction must be bent with a set of slip joint pliers. Ensure that the width of the bend is enough to slide the roller out of its track.
  • Manually roll the door down to center the roller at the widest segment of the channel’s bend.
  • Sandwich a screwdriver in the middle of the roller and the channel. Use the screwdriver to pry the roller from its track. The roller should clear the track, if you pull the corner of the door inward.
  • Slide the damaged roller out of the axle mount. Slip the new one in. Push the door back into place next to its track and slip the roller back in. Push the door up to put the new roller into the elbow section of the track. Use a hammer to straighten the bent track. Repeat for the second lower roller, if required.
  • Reconnect the arm to the opener’s carriage and reconnect its power source. Test the operation a couple of times.

Caution:

The garage door springs are affixed to the lower mounting bracket. Removing the nuts and/or the bracket is extremely dangerous as it could cause the garage door to fall.

Signs It Is Time to Replace Your Garage Door Opener

Garage door openers are rather simple machines and most generally last for many years. As with the case with any machine, they do eventually malfunction or quit working all together. It is then time to look for a new one which has added tech features. It is important to distinguish between the need for a replacement and a need for repair or reprograming.

Safety First

It has been mandated since 1993 that all garage door openers be equipped with a safety feature known as a reversal mechanism. This feature uses a set of sensors to detect objects in the path of the door. When one is detected, the door automatically reverses directions. If a garage door opener does not possess this feature or it has malfunctioned, it is essential to have the opener replaced with one that features auto reverse.

Noise Pollution

As garage door openers age they may begin to make louder noises during operation. As technology advances quieter garage door openers are being introduced to the market all of the time. If yours is alerting your neighborhood when you are leaving for work or waking loved ones upon your return it may be time to retire the old one. The newest chain drive models are quitter than their parent versions. The jackshaft and belt drive versions are said to be the quietest on the market.

Tech Options for Annoyances

A weak garage door opener or one in which the sensors are going bad forces owner to manually hold the button to operate it. This is an extreme annoyance and hassle for the whole family. Simply replacing your old opener will relieve you of this annoyance and provide your family with additional security.

As mentioned, garage door openers with new technological features are being introduced to the market every day. One example is known as the rolling code. This offers both your loved ones and valuables additional security from the criminal element. It generates a new code each time the opener is used to prevent criminals from hacking into your home.

Today’s advanced garage door openers feature apps for your convenience. Liftmaster, for example, offers an app for both computers and smart phone which is compatible with one of their garage door opener models. This app allows for remote control such as closing, opening, and monitoring from any location which offers an internet connection. Many home owners opt to upgrade to the Liftmaster model and app for convenience and security reasons.

Keypad Access

Today’s garage door openers offer outdoor keypad for access. This is extremely handy for children as well as repairmen. Individuals may gain access to the garage through a program code which is stored in the keypad when you are away from home.

Blackout Backup

Another convenient feature garage door openers offer is a battery backup. The backup battery automatically powers your opener during a power outage. The battery backup generally provides up to ten cycles of operation. Once power is returned will recharge itself to prepare for the next blackout.

Decision Clarification

Our professional crew at Perfect Solutions Garage Door  is knowledgeable in all garage door matters including automatic openers. We can help you decide which suits your unique family and household budget. Just give us a call to discuss any of your garage door issues.

Importance of Warranty and High Cycle Springs

The first thing for homeowners must realize is that garage door springs break. Some may last longer than others; however, in the end, they all wear out. There are maintenance tasks which will increase the life of springs and they do usually come with some sort of warranty. No type of garage door spring has an actual lifetime warranty. These are limited and/or not on the springs, but on the service provided. It is important to carefully read contracts, agreements, and potential warranties before committing to any decision. In the event that the wording is confusing, ask a customer rep or tech from the company to explain it until you are absolutely sure that you understand everything.

High Cycle vs Standard

Most professional garage door companies offer clients two types of springs. These are standard and high cycle. Many consumers already know this, but many do not realize that there are several grades of high cycle springs. Garage door springs are graded by the number of cycles they provide. Standard garage door springs are usually anywhere from 7,500 cycles to 15,000 cycles. A cycle refers to one complete operation from raised to lowered or vice versa. A spring can open and close a garage door a certain number of times before it breaks. Home owners who do not use their garage door often can expect standard springs to last a number of years.

Most families open and close their garage door several times on a daily basis. This of course dramatically decreases the number of years that the springs will last. Large families who lead busy lives should opt for high cycle springs. It is interesting to note the number of cycles that each individual company offers as high. For example one garage door company offers high cycle springs which are 18,000 while others believe that 50,000 is considered high. Again always read the fine print and ask questions about anything that concerns you.

Honest, professional garage specialists will be more than happy to clarify. The most accurate method of determining how many cycles are best suited to your home and family includes calculating the number of cycles that the garage door would be used each day. Most all customer representatives will be more than happy to assist with this calculation and determination.

Garage Door Maintenance

A garage door is an integral element of any home. All garage doors need routine maintenance to keep them functioning smoothly. This maintenance also increases the length of its life and prevent numerous future repair costs. Many families opt to hire a garage door specialist because they lead extremely busy lives and simply have no time to perform these tasks.

Visual and Hand-on Examination

It is important to visually inspect the garage door periodically. Many experts recommend this to be completed quarterly. The first step is to examine the garage door springs to ensure they are in peak condition and functioning optimally. There ae two basic types of springs. Extension springs are long and horizontally stretched above the garage door roller track. Torsion springs are round and mounted under extreme pressure above the door.

  1. Examine the tracks; rollers; brackets; cables; and hinges to evaluate their condition and to ensure that they are functioning correctly.
  2. Check all screws and bolts to ensure that these are tight. If any component appears to be frayed or worn, replace it as soon as possible.
  3. The garage door balance should be physically tested. If there is an opener present, disconnect the power source then disengage it. This is most commonly accomplished by tugging the cord and handle which hangs from the central track’s trolley.
  4. Lift the door to about waist height, manually, and release slowly. If the garage door rises or lowers, it is incorrectly balanced and requires adjustment.

Clean and Lubricate

The exterior of the garage door should be cleaned at least once per year or more often, if the property is in a salt-air environment. Proper and timely lubrication is important not only to a garage door’s longevity, but to its continued smooth operation. It is also essential to use the correct type of lubrication. It should be a non-silicone based product for the bearings, hinges, and springs. Some individuals use motor oil for some of the other parts; however, it is best to consult the owner’s manual and/or garage door professional.

  1. Mix one cup of mild detergent with five gallons of tepid or warm water. Use a rag or sponge to wash the garage door. Thoroughly rinse with a garden hose.
  2. Wooden garage doors must be wiped with a soft, dry rag. Once cleaned, it may be necessary to re-stain or repaint a wooden garage door.
  3. Visually inspect a wood garage door about once a year to determine, if it needs to be re-stained or repainted.
  4. Clean the inside of the door in a similar manner or use a broom to sweep away any debris and/r cobwebs.
  5. Lubricate the rollers and bearings with the non-silicone based product. Do not allow lubricant to make contact with nylon rollers or roller tracks.
  6. Use brake cleaner and a rag to clean the garage door tracks while wearing latex gloves.

Note: Be sure to make any necessary repairs along the way or schedule an appointment with a local, professional garage door contractor. Many garage door components, especially springs and cables, are under intense pressure and present a very real danger.

Five Ways to Avoid Garage Door Accidents

Your garage door may seem innocent enough and safe, but there are some cases where garage doors can cause injury to some people.  The sad thing is that these injuries are the fault of the garage owners themselves and are totally avoidable. If you want your family to be safe from garage door accidents, you can minimize the risk by implementing some safety measures.

Keeping Your Garage Doors Safe

Just like any device, garage doors should be used with caution to prevent damages and accidents. Here are some ways to keep you and your family safe from garage door accidents:

  1. Keep the remote out of children’s reach.

One of the common dangers of garage doors comes from children playing with the remote to open and close the door. Not only will this damage the door, it can also harm your children if they are underneath the door when they close it. To avoid this, hide your garage door remote in a safe area out of children’s reach. If you have a door leading from the garage into your home, keep this door locked when children are at home to prevent them from going inside this area.

  1. Always open and close all the way.

When opening the door to get inside your garage, always make sure that it is opened all the way. If it is only partially open, it will put too much tension on the spring, which can snap and send the door crushing down. If a person happens to be under the impact site, he can get seriously injured.

  1. Check the reversing mechanism monthly.

The reversing mechanism ensures that if the garage door is closing and it notices that something is underneath the door, it will go back up to avoid accidents. However, some conditions prevent it from doing so, like for example if the sensor is covered in dust. To test if the mechanism works, place a tissue roller on the bottom of the door and close it. If it reverses, then it is good. If it does not reverse, contact a garage door technician right away.

  1. Learn how to use the emergency release feature.

The emergency release feature ensures that you can manually open the garage door in case of power outages.  If the garage door accidentally closes on someone and their feet are trapped, you can use this to open the door in a hurry.

  1. Always check the garage door.

Visual investigation at least once a week can help keep your garage door safe. You should check the spring for any signs of wear and tear. Also, listen to the sound your garage door makes. A squeaky sound may mean you need to lubricate the parts.

Monthly Maintenance is Necessary

A garage door in good condition is a safe door.  This is why it is important to invest in monthly garage door maintenance with a reliable garage door company.  Having professional technicians check the condition of your garage door may be the best safety strategy of all.  The tech will be able to check and determine if your garage door needs repair before any accidents can happen.

Nobody has to get injured because of garage doors. As a garage owner, you should never neglect your garage door and follow the tips above to make it safe.
